Home was completely remodeled in 2015. Approximately 1,300 sq ft main house, with 14 ft open beam ceilings, living room has large windows to enjoy the view while snuggling in front of the fireplace. Kitchen has dishwasher, large white porcelain/steel double sink, high end faucet, separate oven, cook top, hood and fridge. There are 2 bedrooms 2 full baths, mud room with large closets. Master bedroom has extra-large closet/ office space with desk/vanity combination, and a lovely window to watch the horses in the pasture napping or playing. It also has a computer closet, for modem, printer etc...and stacked washer/dryer. Master bath has soaking tub for 2, walk-in shower, and skylight over the tub to see the stars. There is a nice wood fence around the front of the house, a large carport and parking for 4 more cars. Just below the house is another adobe and tile roof building approximately 12 ft by 26 ft Currently used for storage, with parking for 2 cars as well.

Property, has a large pond, a well, irrigation water, and potable water. There are 2 large concrete water tanks, one in each pasture. The horse pastures are approx 1 1/2 acres each, and connected together, there is a shelter approx 34x 12 ft, a 60 ft. round pen with a 10x10 shelter attached.

Another area of the property has a large 5 stall barn that is plumbed for 3/4 bath and storage, also a 20x 20ft overhang with furniture and hammocks for relaxing and socializing. This area is approximately 3/4 acre surrounded by a 6 1/2 ft chain link fence buried about 10 inches underground to keep in diggers. Next to the barn there is a large area for parking horse trailers, etc. and another small adobe building, with a fold out couch bed, table with 2 chairs.

There are mature fruit trees and 2 fenced gardens. No pesticides used on property. This area has the best grazing land in the province. The internet is very good, no problem streaming video or skype calls. Etapa wireless phones are available here. Everything is electric and could easily be switched to solar or wind power.

There are gentle slopes and flat areas where you could add other homes to the property.

It is a very quiet area. Most of the neighbors still use horses for transportation and cattle to plow the fields. Property is at the end of the valley, no traffic passing through. There is a truck that comes by the house Tuesday and Saturdays with vegetables, meat and other supplies.

The bus stop is about 1 1/4 miles from the house, it comes 5 times a day, 6 days a week. Taxis are available in Cumbe and offer shopping and delivery service.

The town of Cumbe is approx 4 miles from the house. There is a farmer’s market there Wednesday and Sunday. There are ATMs, credit unions, hardware stores, small markets, restaurants, bakery, feed stores, Western Union, church, free Zumba in the park Tuesday nights, gym and dance studio, Veterinarian, 2 pharmacies, medical clinic, auto mechanic, clothing, Chamber of Commerce, tiendas, furniture and appliance stores.

There are 3 ways to get to the house from Cuenca - through Turi - Tarqui and 2 routes through Cumbe. Because the house is surrounded by mountains and a little east it is warmer and less foggy than Tarque and Cumbe.

Property taxes $136 a year, internet $30 a month, water $5 a month and electric $55-75 a month.
