The foundation of the rear portion (an addition) of my 2 bed, 1 bath (new) home was made without proper engineering, and during the very heavy rains of this winter, began to give way, allowing that section to separate from the front portion. The front hasn't moved, is level and stable and would turn into a wonderful guest home for 3 or 4 thousand (at the most), as the bathroom is on this level of the tri-level structure. It would also be a very simple front portion to a rebuild again into a full size home which could be done with a proper foundation for around $25,000.

The property has a great outdoor kitchen with matching work shed / laundry room (not shown), both with electric and plumbing. The outdoor kitchen has a sink and plenty of room for an outdoor stove or bar-b-q. The laundry is set up with washing machine drain and water on concrete foundation. Both are side-by-side.

I had a life-long US engineer to inspect the property who reported that the soil for rebuilding the home is excellent, it just needs a proper foundation. There are hundreds of homes on the same mountain that have been there for decades, so rebuilding is a simple matter. The existing rear half could be salvaged by local workers for around $800 according to a local US educated, locally-born contractor and business man.

The sun sets directly across from the property each night, displaying incredible views on a constant basis, with Cuenca city lights in full view making for what would be a one million-dollar view in the US. There is also room in front of the home for a complete new rebuild of any size home should you decide to use the existing as a guest home or large workshop.

I am selling for this extremely low price only because I don't have the few thousand it would cost to make the existing front portion into a fully liveable home and need $25,000 to secure a permanent residency visa again in order to stay in the country, otherwise I would fix the home and stay there until it sold for twice this price, if I sold it at all.

My loss is your gain. All the paperwork for smooth title transfer has already been acquired, meaning full legal transition would only cost a few hundred dollars. It is an incredible opportunity for you to live in an extremely safe, rural location with city amenities as close as a mile away in Santa Ana, the full big-city amenities of Cuenca just 10 miles drive and in the cleanest air imaginable.
